Lawyer role transfer

This type of lawyer ideal with legal issues that occur during the purchase and sale of real estate. They also communicate these problems to the seller, the buyer and the local authorities, so that the purchase or sale of the property can be carried out as quickly and smoothly as possible.

The role of a conveyance attorney is to carry out what are known as local searches. Local searches involve establishing whether the property is subject to proposals from local authorities, leases, mortgages, land taxes, susceptibility to flooding or subsidence, or liability for defective building structures and repairs, and other aspects. In addition to this, there are other duties that this type of lawyer will be involved in on a daily basis, such as:

o Communicate with buyers, sellers, estate agents and local authorities regarding all aspects of buying or selling property.

o Liaise with mortgage lenders and other financial institutions to establish that the required financing is available.

o Obtaining and verification of Land Registry documents and title deeds.

o Help expedite the exchange of contracts and complete the transaction in a timely manner.

o Prepare the Household Information Packet (HIP) if required.

Conveyance Attorney Qualifications

Under normal circumstances, candidates are expected to have earned an honors degree at the 2:1 level or first. Graduates who have a basic degree or an HND will generally not be considered suitable candidates. However, those with lower qualifications can enter an appropriate training program by first qualifying as a Legal Executive.

Graduates of all subjects, not just those with a law degree, can become lawyers. Those who have not studied for a law degree will be required to complete a one-year Common Professional Examination (CPE) or Graduate Diploma in Law (GDL). Many companies will recognize the experience and usefulness that can be gained by working in another profession or having a degree in another subject.

After obtaining a law degree or CPE/GDL qualification, candidates will be required to take the Legal Practice Course (LPC). After this, they will begin the two-year training contract with a law firm. After this they can become fully qualified conveyancing lawyers.

Personal qualities of the transfer lawyer

This type of legal work requires a conveyance attorney to be highly organized and have the ability to work to tight deadlines and work well when under pressure. They must also have business savvy and be able to process large amounts of information quickly and accurately, thus requiring strong analytical skills.

Lawyers often work in teams and due to the amount of contact they have with clients, financial institutions and local authorities, they must have excellent teamwork, interpersonal and communication skills.
