It’s not about the list price, it’s about the SALE amount!

In my 15+ years, as a licensed real estate salesperson, in upstate New York, I have often witnessed homeowners considering selling their homes and considering hiring the real estate agent, who might, best serve. and represent, your needs and requirements, who were too influenced by someone’s suggested list price. Instead of focusing on what you could sell as they often seemed to fail, realizing that there is a big difference between a proposed starting price (offered and listed at) and the final price of the price. DIRTY! With that in mind, this article will briefly attempt to consider, examine, review and discuss, using the mnemonic approach, what this means and represents, and why it is relevant and important, to the home seller.

1. Strengths; sale; system; solutions; strategy: Sometimes an initial listing price is a well-considered strategic move, based on something, specific to the current property or real estate market. How does this particular home stack up against its actual competition, in the specific area and style / size of the home? How could one better market and represent it, to maximize the impact of strengths, while minimizing and addressing areas of weakness! Is there a well-considered system that thoroughly examines these details? The strategy should focus on the final solutions and achieving the best possible price, in the shortest possible time, with the minimum of hassle!

2. Attitude; fitness; attention; behaviour; crafty: Hire an agent with a positive attitude, capable of doing, and well-developed skills and skill sets that will best serve you and your personal needs, goals, and priorities. You must exhibit cunning behavior and foresight, while paying close attention to the big picture and proactively taking the right actions, which will generate significant positive results!

3. Listens; learn; lessons: If a homeowner is able to learn the lessons of those who previously went through this often stressful process and period, there are fewer surprises! Hire an agent who will listen to your specific situation, learn from you and your experience, and proceed, in the best way, for you.

Four. Full; emphasis; empathy; efforts; endurance; Excellence: You need someone to look at the bigger, bigger picture and focus on getting you the best price and terms for your personal situation! Where appropriate, with the highest degree of genuine empathy, and consequently place your emphasis while doing your best, the owner benefits! Since there are often many obstacles and challenges, throughout the process, the best agent proceeds with perseverance, to persist, when others give up! Never settle for good enough, but you must demand your highest degree of personal excellence, consistently and always!

It is not the price, it is listed, but the amount of the final price. DIRTY! Given that, for most people, the value of your home represents your main financial asset, doesn’t it make sense?
